Property Description

This bunker is in amazing condition, is clean, highly functional, and has been well-maintained over the years. There is great potential for using the redundant infrastructure to continue to expand the capabilities of the systems. Many features including power, air handling and radiation protection make this property ideal for a variety of uses from commercial to residential. Ideally situated only an hour away from Kansas City, MO, the site is remote but within reach of a major metropolitan area. The points below list the site’s major features; however we encourage you to purchase the 50 minute video tour for many more details.  Owner financing is possible, please inquire if you are interested in this option.

  • HISTORICAL SUMMARY:  Designed by Black & Veatch; Built in 1971 by AT&T as critical communication component supporting the missile defense system. Building was designed to survive a near miss from a 25 megaton blast while preserving sensitive electronic equipment inside. In 1971 it cost approximately $9 Million to build the structure; in today’s dollars it would cost over $53 Million! With the introduction of fiber optics, it became obsolete right after construction and was never activated as an AT&T site, but was used as a school for 25 years. The current owner purchased it in 2005.

  • TOTAL BUILDING SIZE:  4 floors, 20,888 square feet

  • ACREAGE INDLUDED: approximately 13.5 (+/-).

  • PROPERTY TAXES: approximately $4000/year.

  • ZONING:  NO restrictions or requirements in this area.

  • WATER: provided by public utility. Additionally, there is an on-site water well some 860’ deep with 2 water holding tanks, 10,000 gallon domestic water and 1800 gallon potable water tanks.

  • ABOVE GROUND BUILDING: serves as loading dock, egress, and air intake/exhaust. This building contains 1600amp power service entrance with reopening double doors and a 3 ton hoist and cart which can be operated from both above and below ground.

  • UNDERGROUND HARDENED STRUCTURE: is built with 18” walls of reinforced steel and epoxy concrete, covered with 3-4’ of dirt.

  • PROTECTED FROM RADIATION:  blast doors, blast valves, electromagnetic wave guides and wall placement geometry prevent radiation from entering the structure.

  • PROTECTED FROM EMP:  the interior of the vault is clad with metal EMP reflective shielding to prevent damage from electromagnetic pulse (EMP).

  • UNDERGROUND AREA SIZE:  112’ x 149’ x 15.5’ ceiling height, offering approximately 16,688 square feet of usable space.

  • HUGE MAIN ROOM:  Telco Equipment Room sized 112’ x 90’ x 15.5’ ceilings. It has 18” concrete columns spaced 18.5” apart. This is an expansive, open area with wood floors. Other rooms: 2 mechanical rooms; a locker room; decontamination shower; storage; lounge and three different restrooms.

  • POWER DISTRIBUTION:  impressive and functional three-phase, 480 volt power distribution system boasts three modes of electrical generation:  grid, battery, and generators. Transformers and switch gear are all located underground adjacent to an engine room designed to hold up to 5 generators. System is surge protected.

  • EXPANDABLE AIR HANDLING SYSTEM:  This facility generated a great deal of heat during operation, and was therefore specifically designed to manage the heat and efficiently cool the building and its sensitive electronic communication equipment. Outside air is drawn through louvered blast valves through a large bank of air filters (filters need installation). This filtered air passes through a fresh air intake shaft into the condenser (chiller) room and is distributed to the engine room and Telco equipment room. Exhaust is pulled from the engine room, condenser room and Telco room with large turbine fans and ejected through the air plenum to the outside. The engine/alternator room and condenser room are near the exhaust air plenum to facilitate ejection of hot air. The engine room was converted into a kitchen for the school, which now houses an industrial cooking area.

  • TUNNEL EGRESS:  Two 25,000 gallon fuel tanks were originally installed to supply the generators. These fuel tanks have been removed, cleaned and welded together to form the tunnel egress. The installation of the tunnel egress certainly impacted the "nuclear hardening" of the structure, though it is still a very secure facility.

SPECIAL FEATURES:

  • Trash ejection hatch.

  • Some electronic sliding and automatic doors (functioning).

  • Fire control system.

  • Attenuation panel.

  • Administrative area with drinking water fountain.

  • Septic waste ejector and waste stabilization pond.

  • The infrastructure has the capability to build a structure on top of the underground vault.
